Phase I Environmental Site Assessments (ESA)

Identify Recognized Environmental Conditions (REC) in, on, and at a particular site or property. ESA’s are performed in accordance with the American Society for Testing and Materials (ASTM) Standard E 1527-13 and the All Appropriate Inquiries Rule (AAI Rule). Phase I assessment reports generally include an historical site summary, database search, assessor documents, interviews of persons knowledgeable of site use and occupancy, and a site visit. ESA’s are most often commissioned in association with real estate transactions.

Most UST systems containing fuel or chemicals have been replaced, upgraded, or removed per 1998 EPA mandate; however, systems constantly undergo monitoring; new systems are installed; and old tanks are discovered. Releases from overfilling, bad piping connections, and tank failures occur. PEAKS utilizes a variety of methods for closure, Phase II investigation, and remediation of UST/AST and associated releases.
